Dear Sir —
We seem about closing your mortgage written with Mr Devereux but on looking into the papers I find the purchase money expressed in your deed is $22.50, and the mortgage taken back is for $6000. There may be Judgments against him older than the mortgage and in such case would probably come in ahead of your mortgage for all except the purchase money $2250 as the deed expresses it—to say the least there is some hazard of it—and in order to avoid any such catastrophe to your Security the whole should be considered purchase money.
There is also a mistake as to the residence of Devereux which is Salisbury & not Little Falls & another in the year. To make these corrections I send a new deed copied from the old one with these corrections please have it corrected & returned as soon as convenient.
My health is much improved & I am as you see attending to business again—
